Developers eye vacant properties in Plainfield

Committee of the whole looks at concept plans for three properties

Developers continue to bring their plans to the Village Board, looking to expand residential options in Plainfield.

Members of the Committee of the Whole (COW) took a look at plans for three planned developments inside the village limits, giving input to applicants so they can make appropriate modifications to their plans before they begin the formal application and zoning process.

The following details were brought before the trustees on June 11:

The Fields

The concept plan is for an age-targeted, age-restricted single family detached senior residential development near the southwest corner of Route 126 and Drauden.

The concept plan calls for the 33 acres to be developed with 110 homes, plus a commercial property cutout next to the gas station at that corner.

The proposed lot sizes total 7,000 to 8,500 square feet, and the land plan identifies two areas for community amenity space.

“This project was improved… at the beginning of 2017 with the opening of the Gas N Wash gas station and convenience store development,” said Director of Planning Jonathan Proulx. “The property owner at the time invested a significant amount extending the water and sewer utilities to the location to really open this avenue up for additional development. Staff identifies that this concept plan is really a good representation of that opportunity coming to fruition.”

Trustees noted that if possible, they’d like to see a landscape buffer extend behind the homes that would currently back up to farmland.

Per the staff report, senior residential use is supported for the area, and the development addresses a segment of the housing market not currently addressed in the village.

Park West

This concept plan is for residential development of 11 acres along 127th Street, near the intersection of 248th Avenue.

The development includes 28 town home units and 42 courted townhome units west of Plainfield Creative World School and south of the Canterbury Woods residential subdivision.

The developer said the project will include green space, park space and if possible, bike and walking paths throughout.

“I’m trying to create a community that people really want to live in,” said Anthony Pasqueinelli, president of AP Homes, the builder at the site. “It’s a neighborly place, there’s outdoor activities, people can get out and interact with their neighbors.”

Trustees said they’d like to see some changes to the throughway that connects the development from 127th Street to 248th Avenue, to hopefully discourage drivers from using the subdivision as a shortcut.

The developer said they would be open to making those changes if the land use and placement of retention ponds support it.

Indian Oaks

The development of this area involves a small parcel at the foot of Van Dyke road in the Indian Oaks subdivision.

The developer would like to build two duplexes on two lots at the 1.53-acre site. The proposed homes are all brick buildings with arched windows, masonry details, and window lights in the garage doors.

The concept plan provides lots ranging from 6,861 to 8,914 feet

Trustees were impressed with the design concept for the two lots.

“If this looks like [the rendering provided], I would absolutely support it,” said Trustee Margie Bonuchi. “This is beautiful. Anyone who knows me knows I’m kind of cautious about multi-unit buildings and that, but this is just an absolutely beautiful rendering, so something along these lines and the size of the area and the privacy, just the way the whole area is, this is beautiful, and I would support it 100 percent.”

The existing stub of Van Dyke Road would transition into the private lots.

While the property sits at the current dead end of Van Dyke Road, the village owns a right of way that extends adjacent to the river toward Renwick Road. That means possible future extension of Van Dyke can still be achieved.
